Infineon Technologies has appointed Colliers as the project manager for its new headquarters in Bucharest. The state-of-the-art facility, located in One Technology District and developed by One United Properties, will be the largest semiconductor R&D center in Southeast Europe. The project, valued at €57 million, marks one of the largest pre-leasing agreements in Romania’s office market.

Spanning 20,600 square meters, the headquarters will feature cutting-edge technology, including a gas-free, fully sustainable design. Colliers will oversee the project through its design, construction, and fit-out phases, ensuring it meets Infineon’s high standards. Completion is expected in mid-2026, solidifying Romania’s role as a regional hub for high-tech innovation.

“Romania is a focus region for Infineon to grow research and development for semiconductor chips in Europe. We are thrilled to start the construction phase of building the largest semiconductor R&D center in Southeast Europe which we expect to become a lighthouse of high-tech innovation in Romania,” says Guenter Krasser, Managing Director and Vice President of Infineon Romania.

“This transaction, one of the largest office leases ever recorded in the local market, highlights the importance of Romania for Infineon Technologies and reinforces the company’s presence in the region. We are thrilled to be involved as project manager in a deal of this magnitude, working alongside Infineon Technologies and One United Properties to deliver a modern, energy-efficient office space that perfectly meets the needs of a global technology leader. The building is scheduled for delivery in the second quarter of 2026, and its completion will mark a significant achievement for all parties involved, further establishing Romania as a regional hub for technology companies. Build-to-suit projects are relatively rare in the office sector, so we feel privileged to support Infineon from the very beginning, from the building permit phase to completion,” says Alexandru Atanasiu, Board Member & Head of Construction Services at Colliers.

“The fact that One United Properties is part of the development of the largest semiconductor R&D center for semiconductors in Southeast Europe is a great signal both for our company and for Romania. It is a significant achievement for the local market, establishing Bucharest as an important business destination. One Technology District is developed based on cutting-edge sustainable principles that allow the building to function completely gas free, positioning it at the forefront of sustainable office developments in Europe,” added Mihai Păduroiu, CEO Office Division One United Properties.
