Garbe Industrial Real Estate buys Property in the north of Duisburg

Garbe Industrial Real Estate GmbH has acquired a 56,000 square metre plot of land in the Meiderich district of Duisburg (North Rhine-Westphalia, Germany). A multi-user park with a total floor space of around 29,000 square metres is to be built on it. Construction is scheduled to begin in the middle of this year. The investment volume amounts to 40 million euros.

The property is located on the so-called "Zeus site". Until the end of the 20th century, it was used by the steel industry. In order to make the area usable for future purposes, the Hamburg-based project developer must first extensively redevelop it. "In the process, we are contributing our many years of experience in the revitalisation and development of brownfield sites," emphasises Jan Dietrich Hempel, Managing Director of Garbe Industrial Real Estate.

The total area of 29,000 square metres is divided into three bays with two times 6,000 and one unit of 12,000 square metres. In addition, there is a total of 3,800 square metres for office and social areas and 1,000 square metres for warehouse mezzanines.

Garbe Industrial Real Estate is developing the entire property without fixed rental commitments. " We want to address medium-sized companies from various sectors with the multi-user park," says Jan Dietrich Hempel. He estimates the demand for ultra-modern commercial real estate in the region to be high: "Free space in the western Ruhr conurbation is extremely scarce." The Garbe managing director believes the location in the north of Duisburg to be ideal. The site is only a few hundred metres from the Duisburg-Nord motorway junction, linking the A 59 Dinslaken – Bonn motorway with the A 42 Moers – Dortmund motorway. Via the A 42 and A 3, the site is connected to the A 2, one of the most important west-east links in Germany. The port of Duisburg is about three kilometres away.

A photovoltaic system will be installed on the multi-user park’s entire roof surface in order to generate renewable energy. Garbe Industrial Real Estate is aiming for certification according to the Gold Standard of the German Sustainable Building Council for the new building. Completion of the property is planned for the second half of 2023.

Gerd Erke Logistics Services GmbH & Co. KG in Munich functioned as an intermediary in the sale of the property to Garbe Industrial Real Estate.
