LCP finalise purchase transactions of real estate and land

Park Handlowy Prudnik, purchased by the LCP Group in December, is the 70th project in the investor's property portfolio. The facility is located at the junction of national roads no. 40 and 41, just at the entrance to the city from Opole direction. It neighbours on a McDonald's restaurant and a Shell petrol station. It provides the largest retail and service space in the region.

The Retail Park in partnership with the food operator, Biedronka, offers over 8,500 sq m. It is 100% leased. This one-level building complex currently has 13 tenants, including Biedronka, Sinsay, 4F, 50 Style, Pepco, Top Secret, Martes Sport, Pet Shop, Kik, CCC, Smyk and Deichman and Rossmann shops.

The facility is distinguished by the access to a car park for 500 cars with separate spaces for bicycles. An additional advantage of the developing facility will be a Bricomarché construction shop, whose opening is planned for the end of this year. It will offer access to a wide range of products for the home and garden.

Wkrótce po zamknięciu transakcji w stolicy, Grupa LCP pozyskała kolejny, mały park handlowy znajdujący się mniejszej miejscowości w województwie lubelskim. Obiekt posiada trzech najemców i zlokalizowany jest przy dużym markecie spożywczym.

Another property that LCP Group acquired at the end of 2021 is a Biedronka grocery shop located in Warsaw. Shortly after closing the transaction in the capital city, the LCP Group acquired another small Retail Park located in a smaller town in the Lublin Region. The facility has three tenants and is located next to a large grocery store.

In the past week the investor also purchased a fully commercialised project with a building permit in Lubawa. It will offer over 2,800 sqm of GLA and 143 parking spaces for customers. It will be developed in the neighborhood of a LIDL shop and its developer will be the LCP Group. The main tenants of the park will be: Rossman, Tedi, Martes Sport, Pepco and Dealz.

The LCP Group is planning to purchase a further three projects by the end of February, which will significantly strengthen its property portfolio.

"2021 was an intensive year for LCP it was full of purchase transactions. In 2022, we plan to expand into development projects, of which the SBU projects in Bydgoszcz and Gdańsk are excellent examples already. We have further construction projects planned. Thanks to them, the value of our investments in Poland will reach EUR 450 million at the end of 2022,” emphasises Krystian Modrzejewski, LCP Group Operations Director.

The plans of the LCP Group include further transactions, both the purchase of ready-made projects and land for investment. Involvement in the development market will at the same time enable LCP to considerably broaden the offer of its entire real estate portfolio. We expect that as a result, in 2023 the value of all our projects owned in Poland will exceed EUR 500 million.
