Luxent launches the sale of the new Hotel Emerich project in Krkonoších

The real estate market has begun to show a slight cooling. This also partially affects recreational properties, which in the past two years have experienced a huge boom under the weight of the coronavirus pandemic. Interest in buying cottages, cottages or apartments has dropped by up to a quarter in recent months. However, according to experts from the Luxent, there is still demand for luxury properties in the mountains. These are becoming an increasingly frequent target of investors, even with regard to the ever-increasing inflation and the effort to protect their funds from it. Therefore, the company is now putting investment rooms on the market in the development project Hotel Emerich, which is created by the reconstruction of the original building from the turn of the 60s and 70s of the 20th century.

There are several factors currently influencing the demand for second homes. Their declining popularity is mainly due to the rising prices of mortgage loans as well as construction materials and labor, and of course also rising inflation. "Buyers no longer want to accept inflated prices for most holiday properties, as was the case until now. However, for those that are in the best locations, of high quality and unique, they are happy to pay extra for those. The attractiveness of the place will still be decisive, other parameters are very subjective depending on what need the buyer fulfills. Someone will appreciate the availability of services more, others will prefer the option of year-round use, and others prefer the option of commercial rental at a time when they will not be using the property themselves," explains Jiří Kučera, director of the real estate agency Luxent - Exclusive Properties, and adds: "It is not certain how the economy of commercial rentals will continue get along It will mainly depend on the attractiveness of the building and the location. However, the bet on real estate value growth, even if probably slower, will still pay off for investors."

Services, comfort and income - in addition, in connection with nature:
Luxent has several recreational real estate projects suitable for investment in its portfolio. One of them is the newly launched development project Hotel Emerich, which includes 31 investment hotel rooms, including one type of suite, ranging in size from 19 to 110 sqm. All have a terrace, some even have their own sauna. The complex includes a wellness center with a swimming pool, sauna, restaurant, bar, lobby, reception and a conference room for 60 people.

The project is the result of the revitalization of a building built between 1969 and 1971 by architects Ivan Ruller and Pavel Šrubař. The original building with a rectangular floor plan, set into the slope, will remain preserved, but its exterior appearance will change. At the same time, the windows and terraces will be enlarged and the interiors will also be completely renovated. The new proposal, which will impress with its modern mountain design in Alpine style, was taken care of by the Pizinger couple Morix architectural studio.

"Purchasing a room at the Emerich Hotel represents a good opportunity to invest in an exceptional property and, thanks to the location, the originality of the architecture and the thoughtfulness of the business concept, to evaluate the invested funds. The hotel operation will continue to be under the care of the current manager, who will provide a comprehensive service. The new owners do not have to worry about anything, and they can also use the accommodation for their own recreation during the year. The goal of the project is to achieve the highest possible returns, specifically up to 8% is expected," explains the project manager of Luxent - Exclusive Properties Šárka Tichá.

Hotel Emerich stands at an altitude of 1,000 meters above sea level, right next to the Javor ski slope. Its attractiveness is enhanced by the wider location of Pece Pod Sněžkou, which is an important mountain resort in the middle of the Krkonoše National Park with a variety of activities in the winter and summer seasons and all civic amenities.

What else is being built?
Luxent also recently offered for sale 11 units in the Apartmány Albeřice project, in the intimate mountain residence Horní Maršov – Dolní Albeřice in the Krkonoše Mountains, where 9 are now available. Their advantage is the use of authentic natural materials or smart household management. Fireplaces will also become part of the interiors, and some apartments will even have saunas. The start of construction is planned for the end of this year, it should be finished in the 4th quarter of next year.

The construction of another project, Harrachov Peaks in the popular Krkonoše resort of Harrachov, is already growing successfully. The underground floor and the 1st above-ground floor are finished, the construction company is now continuing with the construction of other floors. In the fall, the developer plans to start interior work. Out of a total of 16 apartments, interested parties can still choose from more than half. They can look forward to a private fitness and wellness area with a sauna and a hot tub, a play corner for children or places for neighbors to sit by the fire.

After two years of intensive work, the residential part of the Molo Lipno Resort project on the bank of the dam was successfully approved. The developer is currently completing the garden improvements. A fine-dining restaurant and a cocktail bar on the observation pier have already been opened. It became the longest wooden inland pier in Central Europe with a length of 150 meters about the dominant of the entire area. It includes a total of 90 high-standard apartments, the last of which are now for sale. The development project combines the advantages of private apartments with the facilities of a five-star hotel with bars, concierge services, wellness and spa with a heated floating pool or a private beach club.
