Luxury project Císařská vinice sees rough construction.

JRD Development, a member of the JRD Group, has completed the rough construction of the exclusive residential project Císařská vinice. Seven family houses (4 villas + 3 terraced houses) and two apartment buildings with 69 units are rising in the generous complex near Ladronka Park - all equipped with a unique system of sustainable technologies ensuring a healthy indoor environment. Thus, the developer installs in the interior, for example, distribution systems for energy-saving cooling using an activated concrete core, which until now was used more in the office sector. The new project will attract attention both with original architecture from the Podlipný Sladký architekti workshop and modern design from the Olgoj Chorchoj studio, as well as a professional landscape concept from the Flera studio. Approval will take place in May 2023.

The Císařská vinice project has already received several awards for its architectural and ecological contribution. Most recently, he received the Main Partner Award (PRE) and the Award of the Czech Chamber of Authorized Engineers and Technicians in the 19th year of the Czech Energy and Environmental Project, Construction, Innovation of the Year 2021 (ČEEP) competition. The jury positively evaluated the overall solution, which combines modern architecture, a healthy indoor environment and a high-quality energy concept, which also includes an energy-efficient and economical way of cooling. "In the project, we will use, for example, heating and cooling through the ceiling using the so-called activated concrete core in combination with heat pumps of the ground-water system, Eclaz heat-insulating window glass for more natural light in the interior, and a new partition wall with excellent air sound insulation, which we developed together with VAPIS. In addition, these sustainable technologies and materials will be complemented by a controlled ventilation system with heat recovery and a measurement and regulation system connected to the Loxone smart home. At the same time, we are considering the implementation of a photovoltaic power plant on the roof of an apartment building and selected villas," comments Petr Valeš, product manager of JRD.

The Císařská vinice residential complex includes seven spacious villas (with names derived from the grape varieties Nebbiollo, Grenache, Malbec, Syrah, Cabernet, Merlot and Pinot) and two houses with a total of 69 apartments, which will offer top standards of basic equipment, designed by the design studio Olgoj Chorchoj or designer Pavla Hromková from Notakio studio. The views from their windows, balconies and terraces will open to greenery, represented by green roofs, gardens, a vineyard and a park, behind the concept of which is the well-known landscape designer and garden architect Ferdinand Leffler from the Flera studio. In the project, the developer is also installing smart boxes for storing parcels, elements for cyclists and preparing for the installation of charging stations for electric cars. In the vicinity of the Císařská vinica, residents will find extensive areas of green, offering a number of opportunities for sports - including cycle paths, an inline track or a golf course.

On the occasion of the completion of the rough construction of the Císařská vinice project, JRD organized a festive meeting with investors, which was also attended by the owner and founder of JRD, Jan Řežáb (2nd photo).
