Penta begins construction on Mocca project in Prague’s Vysočany

Penta Real Estate, the development branch of Penta Investments, has officially begun construction on the Mocca project in Prague’s Vysočany district, which will deliver 290 new flats. The project, located between Sokolovská and Drahobejlova streets near the Českomoravská metro station and Podviní city park, had been delayed due to complaints from neighborhood associations, according to a report by Seznam Zprávy. Penta had originally planned to start construction earlier.

Mocca will offer flats ranging in size from 1+kk to 5+kk, with Penta promising high-quality finishes and superior construction standards. “Vysočany is evolving from an industrial area into one of the most desirable residential districts in Prague, and we are proud to contribute to this transformation,” said David Musil, Penta Real Estate’s director for the Czech Republic.

The development will feature premium materials, including ceramics, large-format tiles, and bathroom fixtures from top global manufacturers. Wooden windows will have triple glazing, while all units will include three-layer wooden floors, hot-water underfloor heating, and energy-efficient air exchange systems with heat recovery. Some flats will also come equipped with air conditioning and electric window blinds.

“We’re seeing a recovery in the real estate market, with falling mortgage rates and renewed interest in architecturally attractive projects like Mocca in Vysočany,” added Pavel Streblov, Penta Real Estate’s sales director. The development will include a 2,300 square meter private courtyard with greenery, trees, benches, and a gazebo, providing residents with a tranquil outdoor space.

Designed by ADNS architects, founded by Martin Němec and Petr Dvořák, the Mocca project continues the legacy of the site, where Julius Meinl coffee has been roasted since 1922. ADNS architects have a strong portfolio, having worked on notable projects such as the Danube House in Karlín, the Prague Marina in Holešovice, and the Czech Radio building on Vinohradská Street.

The project’s delays, however, have added significant costs. According to Seznam Zprávy, the construction delay has increased the project’s overall cost by CZK 50 million, raising the price of each flat by CZK 150,000. Penta clarified that the delay wasn’t due to concerns about the building’s height, design, or environmental impact, and that it complied with all zoning regulations and faced no serious objections from authorities.

Despite the setbacks, Penta Real Estate is optimistic about the project’s future, citing the growing appeal of Vysočany and the unique architectural vision of the development.
