Prague has selected plots of land suitable for the construction of so-called federal housing

The Prague City Council has selected several plots of land that are suitable for the construction of so-called federal housing. The plots are on the territory of Prague 4, 8, 9 and Lipence. There could be 163 flats on them. This was stated by Petr Urbánek, director of the Prague Development Company (PDS), at yesterday's meeting of the Municipal Housing Committee. The flats should be, for example, for people who are not socially disadvantaged but do not have the opportunity to obtain their own housing, or for important professions such as teachers, firefighters or police officers.

"The plots meet the requirements we have set for pilot projects of federal housing," said committee chairman Pavel Zelenka (Prague Sobě). According to him, the municipality is now waiting for negotiations with the city districts. "We would like to agree on a framework for cooperation on these projects. Materials are being prepared in parallel in order to compete with the partners who will carry out the development," he added.

The PDS carried out a geodetic survey, dendrological survey or geological survey of all plots. Studies of possible housing construction and buildability of land have been created. PDS also received comments from companies whose engineering networks run through selected plots of land.

The largest is located in U Plynárny Street in Prague 4-Michle and has an area of ​​11,319 square meters. According to the presentation of the PSD, which she presented at the committee meeting, there could be about forty flats. However, the land is on a steep slope, it is unmaintained and difficult to access. According to Urbanek, some of his focus will need to be completed.

There is also a second plot of land in Michle, namely in Ohradní Street. Here the city has to deal with similar problems as in the second Michel project. In addition, there are some engineering networks that could complicate the construction of the house.

An extensive project could be carried out in Prague 8 in Budínova Street. On a plot of 2324 square meters, there could be a house with 69 apartments and a gross floor area of ​​6850 square meters. However, the area is burdened by a building closure for the construction of the inner ring road. PSD has already applied to the municipality for its cancellation. "It seems that it was there because of a historical solution that will be overcome," Urbanek said.

In the ninth part of the city, there is a plot of land in Vysočanská Street. "We consider this to be a plot of land relatively suitable for the federal housing project," Urbanek said. The plot has an area of ​​3246 square meters and the house could have 16 apartments. The last place considered is the land in Lipence, which offers space for five apartments. There are buildings on the plot that would have to be demolished before.

The support of cooperative and federal housing envisages that the city would provide its land for the construction of an apartment building through the so-called right of construction for up to 99 years. This would then be based on either cooperatives founded by the municipality together with a private partner, or special civic associations inspired by the German so-called baugruppe. In both cases, the land is bought by the municipality until the house itself is repaid.
