PSN is renovating three apartment buildings in Seifertova Street

Three apartment buildings in Prague's Žižkov are undergoing a sensitive renovation under the baton of PSN. Here, the developer is preparing over 60 apartments ranging in size from 32 sqm to 160 sqm intended for rental housing and 6 non-residential units. In the spring of next year, he plans to present a model apartment, the approval of the project should take place in the 4th quarter of 2023.

The street facades of the trio of apartment buildings in Seifertova Street in the classicist style will be restored to their original form and will follow in color with the surrounding buildings. The height disproportion with the neighboring buildings will be mitigated by single-storey superstructures, which will create a typical descending roof landscape for Žižkov. The reconstruction will take place according to the design of the edit studio! Architects. The character of the buildings will be preserved, but the pavilions will get a new function and form. In addition, balconies and glazed elevator shafts will be added towards the inner block, and front gardens will be created on the roofed garage in the yard. The entire inner block will be greened as much as possible.

The interior spaces will also be restored in the original style. The reconstruction of the houses will give rise to 62 apartments and studios, mainly with layouts of 1+kk to 3+kk. On the 6th floor, 5+kk maisonettes will be built over two floors. Some units have terraces or balconies and front gardens, new owners can also look forward to partially furnished kitchens. There will be garage parking spaces in the inner block, a bike room, a laundry room and a common terrace. The project will also include 6 non-residential premises suitable for shops and services.

All housing units will be intended for rental housing. "The real estate market has recently been going through turbulent changes. They are driven by social and economic upheavals, rising inflation and real estate prices, and currently also the war conflict in Ukraine. After the golden era comes a cooling down and with it a tendency towards rental housing. Under the influence of circumstances, Czechs will live more in rentals, as is common in Western countries. This brings more flexibility, for example when it comes to moving for work or education, and generally less commitment and worry compared to buying your own home. In addition, the growing demand is strengthened by the interest of foreigners. That is why we will also focus more on the segment of rental housing, and we have decided to reserve the entire project in Seifertova Street for rental apartments," says PSN Development Director Štěpán Smrčka and adds: "Singles and couples will choose from the varied offer in particular. The small units for rent will certainly be appreciated by students, especially from the University of Economics, whose campus is located right across the street from the project. But we also have several larger apartments for families with children or for shared living. We also remembered the expansion of civic amenities right in the micro-location. The 6 retail units will certainly make life more pleasant for the new residents, where a cafe or restaurant can be opened literally just a few steps from their new home."

The project in Seifertova Street is directly adjacent to the headquarters of PSN. It stands on a key Žižkov artery, the name of which refers to the Czech poet and Nobel Prize winner Jaroslav Seifert. It should undergo extensive revitalization in the foreseeable future - in parallel with the reconstruction of the tram line, the city plans to transform the public space here, for example, a row of trees will grow here for a more pleasant microclimate. The opposite Winston Churchill Park and the nearby Vrchlický Sady are also awaiting revival. The goal is to emphasize the importance of Seifertova Street as a city promenade, which should become a model for building blue-green infrastructure for other parts of the metropolis and other cities. In addition to the upcoming changes, future residents can look forward to the existing complete civic amenities in the form of a variety of local businesses, shops and services, as well as excellent transport links leading all over Prague.
