Students looking for apartments in Brno decide by price per bed and location

With the approaching end of the holidays, the demand for rental housing among university students is growing in Brno. When choosing an apartment, the number of non-accessible rooms, the price of housing calculated per bed and also the location are decisive - the distance from the center or school campuses is important, according to real estate agencies and the advertising portal UlovDomov.cz.

"The cycle was affected by covid-19, but this year the demand from students is at the same level as before the pandemic," said Jiří Krejčí from UlovDomov.cz. Jana Smažáková from the real estate agency Coloseum nemovitosti agrees with him. "Students are starting to look for housing, they will be most interested in renting at the end of August or the beginning of September, when the academic year is approaching," Smažáková said.

According to Krejčí, the greatest demand is for 2+1 and 3+1 apartments. "The decisive factor is the price budgeted for the beds and the number of non-accessible rooms, fewer students are interested in the equipment of the apartment. For example, the Wi-Fi connection is one of the less important factors these days, when you can only contract the connection for a year or use unlimited mobile data, Krejci said. He added that students try to find an apartment in the vicinity of their school, or in a locality with good transport accessibility.

According to Pavel Paulen from the Artoss real estate agency, there is the greatest interest in apartments in the center or in the city districts of Bohunice and Královo Pole. "Students usually decide on a sublease right from the tour," Paulen said. Krejčí added that those looking for their first sublet tend to go through several apartments, the more experienced already know the situation in the summer and take the first available apartment.

Interest in apartment rentals is now higher across the board. "This is influenced by stricter rules for granting mortgages and the war in Ukraine, when an influx of Ukrainians came to the Czech Republic looking for housing," said Michal Chemišinec from the real estate company Real Spektrum. Krejčí added that, according to statistics on UlovDomov.cz, the demand for rentals has increased year-on-year, and they regularly have 80 applicants for an apartment.
