YIT launches first phase of Toivo Roztyly project in Prague 11
YIT has officially launched the sale of the first phase of its new Toivo Roztyly project, located in the Prague 11 district. The project will deliver a total of 204 apartments, to be built in two phases. Emphasizing minimalist, timeless design and sustainable living, YIT is already underway with construction, with completion expected by late 2025 or early 2026.
The development, situated on Komárkova Street, will initially see 88 flats built across four buildings in the first phase. Each building will feature one underground level and six above-ground floors, including a retreat level. The second phase will add 116 units in four buildings, each ranging from five to six floors. In total, the project will offer 204 apartments, varying in size from 29 to 120 square meters, and will feature layouts from one-bedroom to five-bedroom units. Smaller units, such as the 1+kk and 2+kk configurations, will come equipped with kitchens. The apartments will be primarily south-facing, with views over a quiet courtyard, ensuring privacy and tranquility for residents. Additional features include carriage houses, basement storage spaces, and underground garages with ample parking.
The project’s architectural design, crafted by ABM Architects, showcases clean lines and an elegant, modern aesthetic inspired by the Finnish style of living. The buildings will be constructed in light colors, seamlessly blending into the surrounding environment. A green courtyard will connect the buildings, providing a space for both active and passive recreation. The development will also include the creation of a new street connecting Komárkova and Hrdličkova streets, with public parking, urban greenery, a pedestrian road, and a cycling path. YIT plans to install benches and other urban furniture to enhance the area’s public spaces.
In line with YIT’s commitment to sustainability, the Toivo Roztyly project will incorporate a range of eco-friendly and energy-efficient features. Dana Bartonova, Sales Director at YIT Stavo, explained that the project reflects the company’s dedication to sustainable living. “Toivo means ‘hope’ in Finnish, and sustainable housing construction is hope for nature and the environment,” she said. The development will include energy-saving measures like LED lighting in common areas, heat recovery units with controlled ventilation, and triple-glazed windows. Additionally, public charging stations for electric cars and bicycle racks will be installed. Water conservation efforts will be bolstered through green retention roofs and grassed paving in communal areas. YIT also plans to plant and protect trees within the project.
The construction will utilize certified environmentally-friendly products, including EPD (Environmental Product Declaration) and FSC (Forest Stewardship Council) certified materials, such as interior doors, ceramic tiles, thermal insulation, and even benches and lifts. Modular bathrooms, which reduce labor costs, improve construction quality, and lower CO2 emissions, will also be installed in select apartments as part of YIT’s sustainability program.
Prague 11, where the Toivo Roztyly project is located, is one of the city’s most desirable residential areas. The neighborhood offers full civic amenities, including kindergartens, primary schools, restaurants, and medical facilities. Larger shopping and entertainment options are available at the nearby Westfield Chodov mall. Public transportation is easily accessible, with the Metro C station and a bus stop just a five-minute walk from the development. For drivers, the D1 motorway and Prague’s ring road provide excellent connectivity.
Nature lovers will appreciate the proximity to Michelský les, with its running paths, which connect seamlessly to Kunratický and Krčský forests. These areas offer playgrounds, viewpoints, and historical sites such as the ruins of the Gothic castle Nový Hrádek, a favorite retreat of King Václav IV. The nearby zoo and forest trails are perfect for families and sports enthusiasts, offering opportunities for biking, skating, and jogging.
